CAPITALMIND HAS ADVISED CONCEPT-REAL GMBH ON A REFINANCING OF A RESIDENTIAL REAL ESTATE PORTFOLIO FOR THE SECOND TIME IN 2022

Following the successful refinancing of a real estate portfolio in January 2022, we succeeded in refinancing another sub-portfolio of our client Concept-Real GmbH. The financing provided by an insurance company increased the loan-to-value ratio to well over 50%, reduced the interest costs and improved the repayment profile substantially.

Under the existing financing structure, each property company was financed individually by several lenders and tranches. In total, the portfolio was moderately leveraged and thus had a comparatively low LTV.

The refinancing freed-up capital to fund new projects of Concept-Real GmbH.

Founded in the early 90s by Munich-based entrepreneur Erich W. Schwaiger, Concept-Real GmbH develops and manages residential real estate in the Munich area.

With over 2000 units, the company manages >€1 billion in assets.

Capitalmind advised Concept-Real GmbH on a second refinancing of parts of its real estate portfolio, including: elaboration of the process strategy and preparation of all marketing documents, identification and approach of local and international investors, preparation and coordination of the due diligence process including data room and Q&A, advice on the financing structure, support in negotiating the commercial parameters and documentation of the loans.
